The fundamentals I wish every new investor knew before their first deal.
ARV (After Repair Value) is what the home will be worth once it's fixed up — based on recent comparable sales, not hope. Every deal starts here. Get this number wrong and the whole deal falls apart.
A common flipping guideline: pay no more than 70% of ARV minus repair costs. Example — a $200K ARV home needing $30K in work? Aim to buy around $110K. It builds in room for surprises and profit.
This is where I add real value. As a former contractor, I can walk a property and give you a realistic rehab number — so you're not blindsided by a roof, foundation, or system you didn't price in.
Conventional loans, hard money, private lenders, HELOCs, and the BRRRR strategy all have a place. Know your holding costs and exit before you buy — the numbers have to work on paper first.
You can renovate a house, but you can't move it. A modest property in a strong, appreciating neighborhood usually beats a showpiece on a bad block. Buy where demand is heading.
Overpaying, underestimating repairs, skipping inspections, over-improving for the neighborhood, and no exit plan. I've seen them all — and I'll help you sidestep them.
